Connecticut Public Act 25-1 (November 2025 special session). Requires zoning regs to allow transit community middle housing developments of 2-9 units (townhouses, duplexes, triplexes, perfect sixes, cottage clusters) in commercial/mixed-use zones by summary site-plan review with no public-hearing requirement; limits parking mandates for developments of 16 units or fewer. Farmington drafting a design-standard regulation (planner Garrett Daigle); intro to TPZ June 22 2026, text amendment targeted July application / September adoption.
